He makes an unreal amount of money due to his referral network... lots and lots of tax and wealth management firms pay him a huge monthly fee to get access to his referrals in their area. It's not cut and dried that one should live debt free. I could pay off my condo today, but I'd be giving up investment returns (~12% annualized since 2014), in exchange for my mortgage rate (3.75% net of the tax deduction). I'm for sure not going to average 12% per year forever, but even if I'm at 7%, I'm winning pretty hard on that spread. The problem is, not everyone is comfortable with that arrangement, because it is basically trading on margin. The only way I would opt to pay my mortgage off is if the money was no longer material. And that shit is never happening. IIRC he's okay with reasonable mortgages. He does say that if you're really hardcore, you can save up to buy a house outright, but I think mortgages are the only kind of debt that he's generally okay with. Link to post Share on other sites

I think its usage has become tolerated because illiterate, mouth breathing, morons far out number even semi-erudite people that are trying to stave off the collapse of western civilization. For the rest of my days if someone says that word to me I will judge that person to be inferior and an appropriate target for my contempt. Much as I do when I hear the words "I seen...." It's a real word in the way that all words are just a mutually agreed upon organization of sounds that we use to communicate verbally. The barbarians are at the gates. Dogs really don't sound fun to me. But maybe I'm missing out. I mean what's to tell. She's a work friend, and she's my assistant basically, but we were in school together (she's an attorney) and I helped get her the job. Most days we just go to chipotle for lunch and shoot the shit. She's actually interviewing for another job today but we still have a chance to keep her, but I'm afraid our company is too big and too dumb to realize it. That's life. Not much else going on for me. I've cut out soda altogether and am basically to no sweets either. Lost 5 pounds or so from that and I wanna start exercising more, but im very lazy and very pathetic so I'm struggling with that part. But one step at a time they say. Sorry for the lack of content (even more than usual) from me, I've been in Denver the last few days. Had to drive out kind of unexpectedly with my aunt, uncle, and dad to grab the family heirlooms in preparation to put my grandpa's house on the market. That place is crazy. He let this house go to shit (leaking roof, absolutely filthy, rotted gutters, porch warped, minor pipe leaks etc) and the realtors are listing for 411k and they said they expect it to sell quickly. They showed us a comp a couple blocks away that was similar condition for same price that went on the market 5/23 and went under contract the same day, so fingers crossed. He bought the house in like 1958 for 12k. Unfortunately, gramps didn't listen to us and protect his assets a few years ago but now that he's in a nursing home it's too late. Most likely all of what's left after taxes etc is going to go to the nursing home. Damn shame to see a lifetime of history and family reduced to basically a single uhaul truck making for the Nebraska state line. 2 Link to post Share on other sites

It's only a couple miles from downtown so that's the allure. Lots of companies coming in and renovating or, sadly, in some cases replacing these old baby boomer houses. They were saying most likely someone will buy this place for 400, put 200 in and sell it for 750 or so. I wish I had the time and/or resources to shepherd the project myself but I wouldn't do it while my family members still held the deed. It would be a nightmare of "advice" and demands to do things that might actually hurt the final product. Link to post Share on other sites

I think I have that same blender. I always see the same one at smoothie/juice places, so I assume it's good, but I've never actually used it. I know it's lasted a lot longer than cheap blenders. Dogs really don't sound fun to me. But maybe I'm missing out. I have way too many pets, and honestly the only ones I actually enjoy are the ones who kill pests. But if I woke up single tomorrow, I'd rescue a pitbull puppy or something. But even then, I'm still not sure. Tarek was kind of a lovable doofus but this new guy just strikes me as a meathead being led around by her fake titties. I saw some article that said there were several spin offs in the works for locations around the country. There's a section of the office where the cube walls aren't high enough to block your line of sight sitting down and I almost have an anxiety attack just walking by. Could never work like that. I had adjusted to it over the course of 1.5 years, and after I moved back to a tall cube setup, I was shocked at the productivity increase.
