I Called In Sick Today

Lost the bid on the house. It sounds like the other guys offered above asking. I'm still moving forward with getting my house ready to sell. My realtor says it is very much a seller's market so I can set 90 day close etc. and still probably expect multiple offers. I think we're going to do what they call "in office" listing first. We'll get the listing together but it will only be available to his coworkers unless/until I say list it. This way I might never have to worry about getting out of the way for multiple viewings per day and stuff like that. He says there's a very good chance that as soon as my house posts internally he'll get interest from one or more of his fellow realtors within hours. Lender says as soon as my house goes under contract we can count my equity as part of the down payment toward the next offer we put out which will do a lot to ease my nerves since I can retain much of my liquidity that way.

No pain, no gain. It takes time to toughen up the taint I would imagine. 

 

Man, this is really a seller's market. I haven't even completed the seller's disclosure or had pictures taken of my place yet and there's an interested buyer.

Wait 6 months for all the foreclosures and evictions?

 

but yeah, you’re gonna make money on one end and blow too much on the other.

Yeah, that's bugging me. I was honestly contemplating renting until next spring to try and scoop up a property on the cheap from some unfortunate soul but I think any modest gain in price will be offset over the life of the mortgage by interest rate climbs. I just don't see 3% lasting for a year. I'm starting to look at properties with unfinished areas as more of an opportunity. Doing something like adding a bedroom would be a nice equity bump to mitigate the higher asking prices we're seeing I think. Blondie is going to an open house to recon a place tomorrow. It's a 4bd/3ba but it's framed out for a 5th bd. The price is such that we would use proceeds from my house as down payment and the monthly would be about 25% of net pay. Then we could use the equity from her house to finish the 5th bedroom and maybe update a couple things with cash leftover.

It’s the most enjoyable thing of 2020 for me. 
 

saw it on Broadway in February, got addicted to the soundtrack, and watched it at least three times since it came out,  not including when I put it on for a bit to cook and clean 

it is universally liked by young and old, black and white, but some people don’t like Broadway stuff and most everything is songs, or sort of hip hop 

 

I’d say watch it.  It’s got a lot of accurate history and some stuff that is altered to fit the characters

At my old job I was in a meeting with my boss, president of the bank, area manager and a branch manager and I don’t remember what we were talking about but my boss said he’d seen Hamilton twice and I just smirked really loud cause I thought it was a joke (for some reason?) and everybody just took a pause before moving on. He actually did see Hamilton twice. I believe once was when LMM was still in the show.

I haven't seen it, but my family has with the group that was in Chicago.  I doubt I'll see it, but anything is possible.  I'm just not very into plays.

i havent seen it and have no desire to, but my mom loves it. i think if that's your type of thing it's one of the best things in a long time. 

lately i can't even watch a movie all the way through. i tried to watch CASINO last night and made it most of the way, but damn it's tough. my attention span is like a coked up teenager at this point. i mostly just watch youtube videos.

I've been doing a pretty good job with movies, but haven't had the patience for hour-long dramas, since quarantine started. I did watch ZeroZeroZero (which is excellent!) but I think that's it.

Last weeks movies included Palm Springs, First Cow, Greyhound, The Old Guard. and The Long Dumb Road.

It's quite good, and pretty fun the whole time. And it's a little deeper than you might expect. I haven't rewatched it yet, but I plan on it soon.

First Cow is pretty wonderful, also. It's a quiet, lovely portrayal of friendship, a couple of guys in a group setting they don't really want to be, just doing their best.

Like half those sound  like movie names a desperate bullshit artist made up to sound like they were an industry insider. "Oh honey, the First Cow project at studio X is just a train wreck." The only one I recognize is Old Guard.
