I am involved in a group of poker players in the Midwest. Within the group there are 4 or 5 of us where one or a few of us make a trip to Vegas at least once a month. The Nugget is a favorite stomping ground due to the fact that it's still a pretty nice place yet reasonably priced. We usually play poker on the strip, although we do play The Shoe or Nugget occasionally.We are considering finding housing in Vegas that is available whenever we need it. With the Vegas real estate projected to decline in the next five years by "experts" we are thinking a rental may be the way to go for now.Has anybody had experience with any of the rentals available on or near the strip? A two or three bedroom place where sleeping armed with one eye opened is not required. The place needs to be secure and clean with location being secondary. Could live with any place on the strip, but proximity to the Bellagio would be nice.Thanks to any locals or those that have experience doing this.Agents are welcomed to solicit.

I live about 7 miles from the strip in a two story, 3 bedroom house with a recreation room in which we turned into a poker room. House has a pool, hot tub, and a waterfall, and our total rent is 1550$, so were paying about 520$ a person. Thats not bad at the location were at, right @ Green Valley Ranch.

Whatever "experts" you heard from about the real estate market declining here in the next 5 years are probably the same people that thought DVD's would never catch on.There are way too many projects happening, and actually in the construction phases for this place to be dying off anytime soon.Project CityCenter alone is going to bring over 10,000 jobs....let alone all of the other development that is happening. Once this "downtown revitalization" is less of a commercial and more tangible, this place is going to have another real estate explosion. A lot of people are saying the market is on the decline because of some of the condo projects going bust....like Ivana and the Michael Jordan thing. That is going to happen when there are over 100 high rise projects in the works for one metropolitan area.New houses and condo prices are still soaring. The only thing sort of stagnant right now is existing homes....and that will skyrocket again once this condo saturation gets soaked up a little bit.Renting is flushing money down the toilet....buy the cheapest place you can find in the best location you can find.I live near Green Valley Ranch also.....this neighborhood is always going to be very desirable. Check out properties near the new South Coast casino...that area is going to really take off in the next few years.

I personally like the poker there. I don't get out much, but when I do, the regulars are decent to play with, and there's always guys/girls with more money than me willing to donate :club: Plus the room is nice, easy to get to and the staff is always great.

You can find some nice people there to play with. Personally though I have the absolute worst luck on earth there. For instance....New Year's Eve......this one guy broke me twice.....both times when I was at a 90-95% advantage before the river and he caught it both times. I have yet to have a winning session at Green Valley Ranch and constantly find myself having to drive down to the strip to make back what I donated at GVR.Hence....Green Valley Ranch is rigged. (I think it was one of my first posts on here)I wish I had better luck there, because it is less that 5 minutes from my front door.....but I've lost somewhere between $4-5K....so I don't go that often. The players aren't any better at GVR than they are at the Wynn or Caesar's....it just seems like my worst suckouts line up with when I am playing there.GVR also does not hold any tournaments, and puts a cap on the NL buy ins. They are building an addition to the building where they are going to put the sports book in....then they are going to convert the current sports book to make a gigantic poker room....then they will start tournaments and stuff. I don't think those renovations are going to be complete until sometime in 2007 though.

I have heard very good things about that area. I will check it out when I come out in February. If there are any particular periodicals or realtors you recommend it would be much appreciated.

I have heard very good things about that area.  I will check it out when I come out in February.  If there are any particular periodicals or realtors you recommend it would be much appreciated.
For those of you checking out areas, one of the best sites I found when I was checking out houses was www.windermere.com. You can select an area of the map and put in your pricing requirements and stuff. Realize that in the Green Valley area, the minimum of a house will be $250-$300K. (probably closer to the 300) with most of the good existing houses around $400K.The price tag isn't as bad as it looks, especially if you have a bunch of people going in on it with you. They offer some incredible mortgages out here. I got a 30 yr fixed where the first 10 yrs are interest only payments, which makes the monthly payments much more affordable. If you are looking for more of a condo thing rather than a house.....they are everywhere....you'll have no problem finding one. I think there is a new condo complex called 17 & Vine being built near Stephanie and I-215. That will be a very good location, near everything and good highway access to get around.Also realize that Green Valley is in Henderson...not Las Vegas. When you are checking out the map, I would check out places in this square...Western border would be EasternNorthern border would be SunsetEastern border would be StephanieSouthern border would be Horizon Ridge(note that portions of this area will be in Las Vegas, but the majority will be in Henderson)[/url]

...problem is, the whole damn place might run out of water in ten years.So don't buy. Besides, you're just looking for a fun place to jet to every now and then. You really think you're going to keep this place forever? At this phase in your life, go for a rental. You'll be able to find timeshares and such. BTW, one of my ex-gfs lives down in the Southern Highlands (about 8-10 miles south of the Strip, just off I-15) with four roommates in a supposedly GIGANTIC house...she pays 350 a month, all utilities included. If it's you and your poker buddies, you should be able to find a great place for a relatively cheap price.
