  2. Aww, heck. I’m out of town that week. The listing doesn’t say the roof age but from the pictures it certainly looks it’s closer to needing to be replaced than it is to being new. Fortunately, it’s a pretty simple roof and I’d imagine we could get it done in a weekend. I say “we” but I mostly mean my brother and dad. Maybe some friends if they feel like it.
  3. We’re having a stock the bar party this weekend for some friends that are getting married. Any ideas for a <$50 bottle of booze that might be seen as unique and thoughtful? I don’t know anybody coming up from Chicago in the next few days so Jeppson’s Malort is out of the picture.

The house I’m looking at later this week will need a kitchen remodel, a bathroom remodel, possible a new garage or an additional stall, possible new deck, concrete removed, 3 seasons porch torn down, basement re-finish, might build a Murphy bed in the guest room, a dog door installed, and lots of paint.   9. I feel like I disappointed Uncle’s Ronnie and Hank this weekend but I hope they understand. Went to a dude ranch outside of Phoenix for a bachelor party. Got in Thursday morning and we were more less the only guests on Thursday. We went for a trail ride and then spent the rest of the day drinking by/in the pool. Friday more guests started showing up but there was still only like 20 guests total and we were 9 of them. We did the morning ride and did more pool drinking.   10. Joining a frat turned out to be a great decision for me. Yeah, there was some stupid bullshit to deal with while in college, (meetings and such). But to my understanding a lot of that has been done away with because almost everything is considered hazing now. And you can be as or not involved as you want. It was also more economical than living on campus and comparable to off-campus. Not to say it’s a guaranteed way to make friends as 80% of the people in the house if I could not care less if I ever see again and about 10% I hope to never see again, but almost 100% i wouldn’t have h

  13. I would do anything, except for actually asking, to be able to work from home one day a week. Be able to take my time waking up, no 1hr+ spent driving, having my dog around, be able to run actual errands over lunch, Netflix going in the background, no coworker constantly threatening to body slam me...man, that’d be the life. Doesn’t even matter what day of the week.
  14. But, whatever, even if values immediately plummet, as long as I don’t lose my job for an extended period of time, I’ll be OK. I’ve got time to wait for the rebound. And it wouldn’t be the first time I’ve lost out on an easy gain by buying at the top, or not at all.
  15. Yeah, I’m leaning more and more towards renting. I even offered to my current roommates to pay $850/month (up from $500) to continue living here until 3/31 of next year. I’ve got a place to live for $600 until probably October, possibly even longer. I’d just prefer to not have to move multiple times and the other place is a married couple. I’d more/less have the 2nd floor to myself and they have a dog that gets along great with Mack but still. I just hate the uncertainty of not having a “permanent” place and, believe it or not, I’m prone to overthinking things and getting worked up.
  16. Basically my price range goes Perfect - $190k Edge of comfortable - $210k Max -$225k Stretch - $230k That’s without a roommate. If I decide to commit to always having a roommate I could probably go up to $275k but I would never ever do that. $230k is my hard cap and the house has to be literally perfect.
  17. Yeah, 5 years is fine. Barring some major life event I see no reason why I would need or want to move. Any real tax benefits are up in the air at the moment because MN’s state income tax laws basically mirrors the old federal rules and they haven’t decided if or how they’re going to change, so it could be an even bigger benefit or null. But my assumptions are based on an average of mortgage interest + property taxes + state income taxes + misc other itemized deductions being around $4k more than the standard deduction.
