  1. Closing day is finally here. Didn't get final approval on the loan until 5 pm Wednesday. Sometimes going with a local/regional bank isn't all that. This underwriter was kinda ridic. Example, I cashed out a vanguard mutual fund in August to have some liquid for moving and remodel expenses. I documented everything with statements from both Vanguard and my bank. Then they asked for a September statement, a month for which there was no activity nor balance.   4. Well I've been living in the wife's house in KS for a week now. It's a bit crowded but good in general. Lender waived the appraisal on the new place and due to some technical glitch they had to reinitiate the load so interest rate went from 3.125 to 2.99. House sale in NE closed on Wednesday and funds were available by Thursday. Probably never be this liquid again. I'd be lying if I said the that the thought to just say screw it, take the money and go on a coke fueled rager in vegas until I pull a Chris Farley hasn't crossed my mind a couple times.

  12. I agree, and that's on top of the pent up demand from the uptick that normally occurs in the housing market every spring but was delayed this year due to covid. There is also nearly unprecedented demand for contractors/landscaping/remodel specialists right now due to so many people working from home and finally deciding to take care of that home improvement project that they've been putting on the back burner for years. I was trying to get a small patch of fence repaired and of the 2 or 3 contractors that actually returned my call only one said he had any interest in taking on a job that small
  13. Because of covid, for some reason, nowhere seems to be doing short term or month to month leases. Looks like I'll have to put my stuff in storage, cram in with blondy and the kids at her current place, and find an office space somewhere. Closing on my house scheduled for 9/29.
  14. House hit the MLS about 11. Had a showing at 3:30 and 6:30. Have an offer for 2k over asking and willing to go 700 over any competing offer up to 190k Maybe another viewing first thing in the morning to see if there is any other interest.

  16. Money is also one of the most common reason for divorce. I'm gonna a spin a yarn about money matters in a relationship that would likely have sent 4 year ago strat into an apoplectic fit. A guy in his mid 20s I worked with had a wife still in nursing school who he thought was a bit of clothes horse. They were planning a trip to Mexico with his family.   17. Sorry, I had to. I generally like the approach you're taking with the kid. When I met the kids that's kinda how I approached it too. All you can do is try to coach them to behave differently and I think the same approach is helpful. Explain to him why it's not good to do what he's doing, create a sense of empathy etc. I've had the same money struggles with Blondie about paying for this or that. I'm like "I make nearly double what you do and I have no student debt, let me" but I realized pretty quickly that was a losing strategy (heh) long term because it would just make her feel bad and I
  18. Re: flu shot guessing. Sure, they can't be 100% sure they've got the vaccine dialed in for that year's strain or whatever but if you get the vaccine and they're wrong what are you out? A little time and a little discomfort? Whereas, if they're right you've got massive upside of potentially not getting sick af but also you're helping folks by not catching it and passing it on to them. Immuno compromised folks like Bob or older folks like your gamgam, who have a tendency to die from the flu in much greater numbers. I mean, it's practically a ****ing freeroll.
